The St Andrews Property Centre offer condition reports on your property. If you are thinking of selling it may be advisable to have a report on its condition prior to instructing the formal Home Report. The report highlights the condition of the property and gives advice on any remedial works (if required). Similar to the Home report, each section is given a condition rating: 1 -no immediate action required, 2 -works of repair and maintenance requiring attention, 3 -urgent repairs.

Maximise the value of your home with a pre-home inspection report

As part of our surveying services , the St Andrews Property Centre can undertake a pre-home report inspection, which will highlight the condition of your house so you can address any issues prior to the actual home report inspection. This gives you the opportunity to maximise the value of your property and present it in a more marketable condition.


The condition report we provide is of similar format to the headings and condition ratings of the Home Report. The property is broken down into components (roofs, walls, gutters etc) and each rated 1, 2 or 3. The report advised on condition and course of action (if required). The condition reports are charged at £200. This is on standard properties up to 4 bedrooms in size (larger properties are subject to negotiation).


The St Andrews Property Centre can carry out any works of upgrading and maintenance if required. This will allow your property to fulfil the properties potential value and maximise its saleability.

We can arrange an Energy Performance Certificate

EPCs are now mandatory for all new buildings constructed after 1 May 2007. However, recent legislation that came into effect on the 4th January 2009 means all existing buildings will also require an EPC. Buildings when constructed, sold or rented out, including homes, public sector buildings and business premises will require an Energy Performance Certificate. The EPC will remain valid for a period of 10 years.

An Energy Performance Certificate, (EPC), is a document that details the energy performance of a building based on the standardised way that the building is used.

The EPC will detail the energy use, carbon dioxide emission and fuel costs of the building. The energy performance of the building is given a rating on a scale of A-G, with A being the most efficient and G the least efficient.
